What is happening on the housing market in Greater Las Vegas Area recently? Not a lot of movement. Neither in price nor sales volumes nor new inventory. Market is kind off frozen and very slow. The median price was moving between 470k and 480k for over a year with small deviations depending on the particular sold product mix every month. Buyers have more negotiation power, but a lot of sellers are still looking to maximize their profits and are not in a rush to reduce prices. (Graph source: MLS/LVR).

Highlights of housing stats for September include: Median price for SFR are back to April 2025 levels, reflecting around 2% reduction from September 2024 and to the previous month. However, caution is needed when interpreting the Median price as the results might be heavily influenced by the number of different price range/types of properties sold in a particular month. So before we see a stable trend we can not conclude on starting price reductions. The good news are that the sales number are up since a year ago by 5% and even 2% higher than September sales which is counter intuitive given the seasonal trends. Potentially we can see how reduction in interest rates brings more buyers back into market. While the median price returned to all times high revisiting the benchmark of $485k for single family home in Greater Las Vegas Area, the inventory keeps climbing up reaching 3.5 months for SFR and 4.8 months for Condo sale. Sales season is over, for the fall we can expect seasonal declines in demand, which will only strengthen Buyer's power in the negotiation process. (data/graph source: LVR/MLS)
