Good news for anyone watching rates! 📉 Mortgage rates improved today as investors got nervous about the stock market and pulled money into safer bets — that means better pricing for borrowers. Housing data came in softer than expected (starts, builder confidence, pending sales all disappointing), which is also helping the bond market. If you've been on the fence about locking in a rate or refinancing, today's a solid day to check where you stand — the window could close if sentiment shifts. DM me if you want to talk through your options. 🏡

Las Vegas buyers have more room to be selective this fall. 🏡

Inventory is building, homes are taking longer to move, and realistic pricing is becoming the difference between a showing and a skipped listing.

Sellers: make your first price your strongest price. Buyers: use the extra choice to compare condition, concessions, and value before writing.

Good news for borrowers! 📉 Mortgage rates improved today as bond markets rallied on expectations the Fed will pause rate hikes next week. Even though inflation data came in hot this week, investors shifted money into bonds, which helped push rates down a bit. If you've been on the sidelines waiting for a better entry point, today is worth a closer look. The picture can shift quickly, so if you're house-hunting or thinking about refinancing, now's a good time to lock in a quote and see where you stand. DM me if you want to talk through your options!

A Las Vegas investment property is only as strong as the neighborhood behind it.

Look beyond the home itself: nearby employment hubs, everyday conveniences, access routes, and the condition of surrounding properties can all shape long-term renter appeal and resale flexibility.

The actionable move: tour the area at different times of day and compare several nearby listings before committing. A neighborhood story is clearer when you see it firsthand.

Good news! 📉 Mortgage rates improved today — bonds gained ground and are sitting at their best level in about a week. The reason? Fewer worries about Middle East tensions and some solid demand at current interest rates. Here's the catch: tomorrow's inflation report could shake things up, so if you've been thinking about locking in a rate, today's a solid day to explore your options before we get that data. If you're house-hunting or considering a refinance, DM me — let's talk about what this means for your situation.
