🐝 Real Estate Glossary: Appraisal vs. Home Inspection 🍯

They both happen during escrow, and they both involve someone walking through the house with a clipboard. But they answer two very different questions. 📋

📊 Appraisal: “What’s it worth?”

Ordered by the lender, done by a licensed appraiser
Compares the home to recent nearby sales to confirm its value
Protects the lender (and you) from overpaying
Usually required if you’re financing

🔍 Home Inspection: “What’s its condition?”

Ordered by the buyer, done by a home inspector
Checks the roof, HVAC, plumbing, electrical, foundation and more
Protects YOU from expensive surprises after closing
Strongly recommended

In Vegas, a good inspection pays close attention to how hard the A/C has been working, roof tiles, stucco, and pool equipment. Our desert takes a toll! ☀️

If the appraisal comes in low or the inspection turns up issues, it’s not automatically a dealbreaker. Your contingencies give you room to renegotiate. 🤝

One tells you the price is right. The other tells you the house is right. You want both. 🐝
