Is the Las Vegas real estate market starting to shift? Here’s what I’m watching.
I’ve been in Las Vegas real estate long enough to know that markets usually send signals before the headlines catch up.
Right now, a few things have my attention:
Condo prices and demand — Condos can be particularly sensitive when investors start pulling back, and this is one segment worth watching closely.
Short-term rental pressure — Changing rules and enforcement around Airbnb/short-term rentals can change the math quickly for investors who bought properties based on nightly-rental income.
More inventory + longer market times — Sellers have more competition, and buyers have choices they simply didn't have a few years ago.
Distressed-property activity— Foreclosure activity has been rising nationally, and Nevada is a market I'm watching closely. I'm also seeing increased interest in REO and property-service capacity locally.
Investor behavior— This may be the biggest one. When the numbers stop working for investors, do they hold, convert to long-term rentals, or sell? An increase in investor-owned listings could put additional pressure on certain neighborhoods and property types.
Does this mean Las Vegas is headed for another 2008?
No. At least the data doesn't say that today.
But markets don't turn overnight. They turn one seller, one neighborhood and one property type at a time.
If you're thinking about buying, selling, renting your property or just trying to figure out what your Las Vegas home is actually worth in *this* market — not the market from two years ago — it's worth paying attention.
I'm watching it. And I'll keep sharing what I see.
