Many of you have dealt with a Licensed Realtor or Licensed Salesperson /Agent. But how many have explained how real estate agency work. How a buyers agency works, a sellers agency or what and how an intermediary works. All agents at one point hopefully before you disclose all your needs and wants should inform you about this “Information About Brokerage Service” . A well informed buyer or seller will know whether to confide or not confide in the agent. Simple example: if you speak to an agent whose name is on the for sale sign then Guess who they represent? YES, they represent the SELLER, so be careful what you say because the sellers agent has the fiduciary duty to his or her client “the seller” not you the prospect buyer. Before we discuss more about this form - make sure to ask if your not sure who the agent represents and if your not presented this Notice ask for them to explain it. Another real story - so when you deal with a real estate agent make sure that agent has experience or is being mentored by an experienced hands on Broker.
In this short story, Buyer Broker A one day represented a elderly couple who wished to purchase a home. She arranged to do so with a family who had a property in the eastern division of Laredo and whom she had sold that property years before.
She convinced the buyer to purchase and seller to sell but knowing that she had sold this same property with an encumbrance and had never suggested that a survey be ordered the title company could not issue title insurance.
The seller and buyer along with this agent agreed to do a cash deal but the agent failed to recommend once again for the buyer to order a survey, to have an attorney perform an abstract of title, and tried to pull the wool over the new buyers eyes as she had done this to the sellers.

Well that agent eventually lost her license, but now the buyers are left with a property that has a serious blemish. While I cannot give you the entire story keep in mind to interview your agent, ask questions, ask to speak to their Broker, listen and decide if this brokerage is right for you.
Always require a survey, an abstract of title and title insurance. Of course their is much more one should ask for but always

Why the stress? Seen this to many times . Occasionally I am called and I hear “ I’m at a loss”. Well the investor was sold a bag of goods by an incompetent Real Estate Agent playing with your hard earned money and practicing Commercial real estate when he or she are barely out of real estate school. Be careful who you deal with and if you want to invest - call me.

Feel free to ask questions. This Page is to inform consumers about Best Practices and how to get the information and service you deserve. This FB Page was inspired by the many friends, Realtors, and business acquaintances who have complained about our industry and the lack of oversight. In addition, the lack of Brokers d**g their job and letting their agents run wild. This industry while it is State Regulated lacks implementation of "Mentorship Program" in order to stop the "Agent Gone Wild" practices happening all over Texas. Other Regulated agencies have a Mentorship Program and, in my opinion, this industry which is a Fiduciary for the client does not yet have a plan. We do have a State Commissioner and others in the Broker Responsibility Working Group working on a solution and I applaud them but until this is done, we need to send public comments and suggestions to our State Agency TREC.

This FB page is meant to be helpful, provide real stories, bring to light what I deem is lacking to better our industry so our leaders can here from the you THE PUBLIC. Let's start today with signs of a Bad Real Estate Agent. Why? Well, many of the full-time agents are career real estate professionals. It is the full-time Realtor or State Licensed Real Estate Agent/Broker who is dedicated to their client needs and wants. IN FACT, they abide by the Canons of Professional Ethics and the National Realtor Association Code of Ethics and represent you their "Client". If your agent is not answering calls, shows up late to meet with you or to showings, fails to respond within reasonable time, always has an excuse, or maybe they are selling juju or noni juice or herbal products full time. Then they surely don't have your interest in mind. Below are just a few examples of how to tell if you have a BAD AGENT. Every time the economy is booming the Local, State and National Associations grow in their memberships but when the economy is slow, those agents fade away. The full-time agents who are dedicated to this CAREER are so glad that all those pop in pop out agents have left because it allows them to help those families and investors who really need the help. Now is a Part-Timer okay to hire? Possibly but ASK THEM if they will answer your calls and be able to meet with you or will they say, sure I can meet after my primary job hours at work. I can show you homes at night or on weekends only.
LOOK EVERYONE. You all have to ask questions. A good Listing or Buyers agent will have the answers. They will offer references. They will show you their sales and are receptive to being asked questions. They will not shy away and get on the defensive. They look forward to showing you their experience and knowledge. Your Real Estate Agent is there to work for you and not the other way around. If you're not happy make sure you gather your proof and speak to their Broker. My God there are some great Brokers who will listen and resolve your issues or even re-assign another agent to serve you. In some cases, you may encounter the big company shuffle. Broker is from out of town. They pass you to their manager. Manager is another Real Estate Licensee who is not the owner, nor the Broker in charge so consider a Brokerage whereby agents have in house mentors and full-time Brokers / Owners who will be able to resolve your issues. INTERVIEW AGENTS BEFORE MAKING A RASH DECISION. JUST BECAUSE AN AGENT IS A FREIND DOES NOT MEAN THEY WILL BE SUITED TO HANDLE YOUR BIGGEST FINANCIAL INVESTMENT.
"Ask Questions" and expect answers and try to meet face to face. This way you can get to know the agent who will represent you.

Now as a Consultant to a few Real Estate Companies who are working to grow and compete in this extremely competitive real estate industry, it is important for our industry to be as transparent as possible. In over 24 years in the real estate business, I have met great Realtors and Brokers and I have met others that leave a bad impression on Consumers. In the near future we will be having real one on one talks with real buyers and sellers, other Brokers and special guest so you the consumer can be armed with the tools so you can make an informed decision when hiring the right Real Estate Professional. My experience and knowledge will be helpful to all consumers. From those who buy a home, to those who wish to find the right business location and other type of property or investment. Are you being sold a bag of goods and asked to sign on the dotted line without any detail explanation? Have you later ask yourself what did I do? Did you buy the wrong property and now said I'm Stuck, Now What? and you get excuses because the agent was not competent? Have you asked for proof as to how long has an agent has been in business, how many deals has he or she closed. What is their experience level? ARE THEY BEING MENTORED? SO MANY THINGS TO DISCUSS AND I WILL BE BRINGING IMPORTANT CONSUMER INFORMATION TO THE FOREFRONT. In this FB Page we will explain the many issues confronting our industry. I will certainly acknowledge that Laredo and throughout the State of Texas we have great agents and Brokers who are mentored or are mentoring. We all should learn from one with experience and not from another agent who possibly has less knowledge than the one they supervise. While I cannot mention names or endorse any one specific agent or company, I will provide advice and consumers will highlight what to look at in an agent or Broker. We will introduce special guest who will also bring advice to the public and guide them on what they should be looking out for.
This FB PAGE is for you to gain knowledge and ask questions. THIS FB PAGE IS FOR CONSUMERS - Residential BUYERS & SELLERS OF REAL ESTATE, Investors, Commercial Real Estate buyers and sellers and those interested in real estate.
