🏡 For sellers, the market is still working — but expectations are shifting.

Q3 closed sales were almost identical to last year, but buyers have more negotiating power than they did earlier this year. Homes averaged about 100.9% of asking price in June, compared with 98.9% in September, and October may trend closer to 97.5%.

The takeaway? Pricing matters more than ever. Start at the market, prepare your home well, and go in expecting a conversation — not necessarily a bidding war.

Buyers have more leverage right now than you might realize 👀🏡

In September, homes spent an average of 28 days on the market, while active listings climbed to 1,028 — about 7% higher than last year.

That means buyers have more options, more time to make decisions, and more room to negotiate on things like inspection items, closing costs, and rate buydowns.

The market has shifted since spring, and some things that were off the table just a few months ago may be negotiable now.
