What does a homebuyer actually need from an agent in the Greater Lansing, Mid-Michigan area?

Real estate school teaches you how the process works. Clients, however, teach you what's actually riding on it - Someone's savings, their timeline, their story, etc.

You can know every contract and deadline like the back of your hand... but experience is what tells you when someone needs more information before they decide, when a question is really about something bigger, or when the right call is to slow down and regroup.

That part doesn't come from a textbook. You learn it by handling something that really matters to someone and realizing that knowing the rules is only the starting point.

The longer I do this, the clearer it gets: Expertise isn't just knowing what's next. It's making sure the person across from you does, too.

How to spot an agent worth referring in Mid-Michigan...!

It’s not just someone who knows the market or has a lot of closings under their belt. I mean, of course, that helps, too.

But, it's the agent who knows how to protect the people you send their way.

The agent worth referring to is the one who can tell when a repair is worth pushing for, when an offer needs a closer look, when the house has red flags your friend might miss, or when the best advice is, “I know you love it, but I do not think this is the one.”

You are trusting someone with your friend, your coworker, your neighbor, or your family member, and I never forget that there is a REAL relationship behind every name sent my way.

It started with a Facebook message. Not a client inquiry, not a referral from a colleague - Just a name from a past life. Tommy from high school. The kind of "long time, no talk" that made me smile before I'd even finished reading the thread.

He and his wife, Delaina, had a lot riding on that message: Her dad's house in Lansing needed to sell, and the two of them were chasing something bigger together - A forever home, which meant letting go of their first one, too. Three transactions tangled together, and they'd thought of me.

I said yes before I'd even finished the message.
The next six months weren't a straight line - I mean, what real estate deal ever is? There were hiccups, but we stuck it out together and now they are DONE!

The daily texts and calls that come with a deal in motion have quieted down, and there definitely is a small, real kind of missing-it that's settled in. However, come the end of September, I'll be back with Tommy. Not across a closing table this time, but on a boat, salmon fishing!!

Funny how that works and one of the many reasons I love real estate. I went house hunting with someone, and what I actually found was a friend. Appreciate both of your friendship and the trust you placed in me over the last 6 months.

Some client relationships start in an instant. This one started with an open house last October - Fast forward to February of this year, the phone rang: "Hey Zach, we met you at an open house last Fall. We'd like you to help us buy and sell."

That's the kind of call that reminds you why you show up to every open house, even the ones that feel quiet.

We got to work in March. Weeks of touring homes, narrowing down the list, learning what "right" actually meant for my buyer. Then July happened, and you know the moment. The one where you're barely out of the car and you can already tell. Stars in the eyes. That house.

We wrote a strong offer and had it accepted in 20 minutes. (Yes, really!!) Three weeks later, we are at the closing table, and a "someday" from an October open house became a "Welcome home" by Summer.

If you've met me at an open house, a listing, or even just around town, that hello could be the start of your own story. 🏡 Thank you, Ben, for the opportunity to serve you in buying your dream home. Nearly a year ago, I got a call from a buddy of mine: "I have a friend who needs help, he's out of the area, doesn't know St. Johns, and he's in the middle of handling his sibling's estate. Can you help him out?" That's how I met Jeff.

He had a house on his hands that wasn't going to be a typical sale. It was going to take the right buyer, so we went in knowing this one might take some patience.

Much to our surprised, two weeks on market... Buyer found.
Roughly three more weeks... CLOSED! 🎉
