One of the many reasons I love living in Bucks county!

I can drive to Philly to grab dinner or watch the Phillies game (without living in Philly and dealing with the traffic)

Or I can pick my kids up early from school and our toes will be in the sand in just about an hour! (Without living & paying those NJ taxes πŸ˜…)

Better yet, I could take my kids to Lancaster for the day, or even take a solo trip to the Garden center there. There is SO much to do there and I always look forward to seeing more land, horses, and can't skip the Amish market! (Without living in Lancaster where it feels too rural for me)

We can even take a weekend trip to the Poconos during each season and go snow sledding or stay in a cabin by the lake

If we wanted to go watch a Broadway show, we are a train ride away from NYC (without living in New York City and compromising our space)

Lastly, Montgomery county is SO close to us! I often feel that it is a hidden gem for Bucks County peeps!

I often find myself saying how close we are to sand on our toes, a rural farm area, City Life, and even just a jump into a lake!

Promise, your kids will be fine.

We moved from a home that was all one floor, ranch style. Our kids shared a room to make space for baby #3 and we had a cozy 1200 sq feet.

Many may feel the same way but we were looking on and off, casually, and definitely more serious for a couple years before we decided to make a move. And honestly, this move only happened because baby number three was a week late and another weekend came and went with another house in which we ended up purchasing.

We moved about 40 minutes away, so we moved from Lower Bucks County to Central Bucks and it was a really big transition for us. I'm talking about needing the GPS to get to the grocery store, discovering side streets, local parks, and really just the overall community.

Many families that we talk to decide that if they are going to move, it is going to be within a pretty small radius. And for many, there are legitimate reasons. Other families, ( I would consider myself one of them before we moved) is simply too afraid of the unknown and getting a little bit uncomfortable.

The most beautiful and magical moments happen on the other side of uncomfortable. Our kids were so little when we moved. But even now that they are older, I often think about what another big move would look like. Forever is a pretty strong word and who knows what forever looks like, all I know is that we would leap into a new opportunity despite the distance, and area.

Make the move, consider the move, explore the move -- I promise your kids will be okay. The grocery store will have all you need and while you may not think this -- you'll find a new primary care physician!! πŸ€ͺ

One of the many reasons I love living in Central Bucks County is that we are so close to Montgomery County.

If you have kids, you know the excitement of exploring new parks and playgrounds. We took a 20-minute drive and discovered Parkside place in North Wales.

This playground reminded me of kids castle over in Doylestown, due to the wooden structure. I'd say this playground is geared towards kids between the ages of 3 to 8/9. However -- who says playground need an age range anyway... let's keep them young and explore their imagination! They also had a sand pit area and walking trails.

We ended up doing about a mile of the walking trail and our kids brought their scooters and bicycles. There are longer trails that I would definitely like to explore on my own.

This park also has a basketball court, a community pool, and probably more that we have not discovered!

To end this perfect afternoon, we ended up at The Littles Ice Cream & Water Ice shop. SO GOOD - don't sleep on the

When we got married, we told ourselves that every anniversary, we'd go somewhere to celebrate. No gifts, just time together.

Well .. life happened and we only went away ONCE for our anniversary & it was for our one year anniversary!

13 years later and we finally got redemption β™₯️

Everyone talks about the charming downtowns and amazing schools, but let's talk about the trade-offs of living in Bucks County that nobody warns you about. πŸ‘€

1. The Property Taxes πŸ’°

πŸ˜… The Trade-off: Bucks County property taxes can definitely cause some sticker shock.
βœ… The Flip: You are securing top-tier public schools, pristine parks, and rock-solid property values. It is a premium lifestyle investment.

2. The Traffic πŸš—

πŸ˜… The Trade-off: Friday at 5 PM on Route 611 or Route 1 will absolutely test your patience.
βœ… The Flip: That traffic exists because every restaurant and amenity is within 10 minutes. You get ultimate, everyday convenience.

3. The Walkability πŸšΆβ€β™€οΈ

πŸ˜… The Trade-off: Outside the main boroughs, it isn't highly walkable. You will need a car for your morning coffee run.
βœ… The Flip: The reward is actual space. You get a real yard, true privacy, and breathing room you simply will not find closer to the city.

4. The Historic Upkeep

πŸ˜… The Trade-off: Historic 1800s homes are gorgeous but often come with quirky layouts and very unique maintenance needs.
βœ… The Flip: You get unmatched character, original hardwoods, and a home with a true soul instead of a cookie-cutter box.

5. The Competitive Market

πŸ˜…The Trade-off: The housing market here is highly competitive, and the cost of entry can be steep.
βœ… The Flip: High demand means your home is a fantastic long-term investment in a fiercely stable market that consistently holds its value.

Is the trade-off worth it for the schools and community? Let me know your thoughts in the comments! πŸ‘‡πŸ—£οΈ
