Residents are choosing neighbors, quality of life, and a home for their family. Our Onsite Manager provides excellent service through:
Leasing
Generate interest in the community by touring the property with guests. As you answer questions about the amenities, local community and beautiful grounds, highlight the quality of the community and the lifestyle available at our apartment homes.
Facilitate the application process by collecting appropriate information, maintaining contact records, and following up.
Convert phone calls/emails/internet leads to tours, and property tours to leases.
Provide detailed move-in information to incoming residents.
Coordinate turnover process with Property Manager, maintenance, and vendors.
Assist Property Manager in developing and implementing effective marketing strategies to increase property traffic and internet leads
Resident retention
Deliver a consistently high level of service to residents to exceed their expectations.
Resident relations: Develop and maintain first class customer service relationships with guests and residents, enforce terms of rental agreements, resolve resident complaints.
Facilities management: Regularly inspect property, report maintenance and repairs, suggest local vendors, quickly resolve emergency issues.
Lease renewals: schedule and complete lease renewal signings
During the winter months de-ice and remove snow, keeping the sidewalks clear
Maintain security for residents: Observe and report unusual activity or people on the property to the home office. Ensure all garage doors are closed at night.
Ensure general curb appeal of community is pleasing to all 5 senses and is impeccably clean.
Administration
Be attentive to detail, plan and organize all required office activities and coordinate paperwork
Assist with coordination of work orders, fulfillment of resident needs, and facilitate communication to maintenance and/or Property Manager as necessary
Learn and ensure compliance with all company, local, state and federal safety rules.
Coordinate all rental activities with the home office.
Onsite Manager position requirements:
Must currently live in the community or successfully pass our resident screening criteria and move in.
Professional representation of South Court Estates at all times
Dependable: Evening/weekend availability and reliability are non-negotiable
Limit Travel/vacation to three weeks per year
Well organized with ability to prioritize
Attention to detail
Comfortable using ipad in lieu of computer
Effective, professional communication by email, text messaging, phone calls and in person
Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
Compensation:
• $300 rent reduction
• $50.00 bonus for each new signed lease
