This is a pretty big change for our market.

Until now, NWMLS didn’t have a “Coming Soon” status. In fact, once a property was being publicly marketed, there were strict rules around getting it into the MLS. There wasn’t a 2–3 week window to tease a listing, build awareness and prepare buyers for what was coming.

That’s about to change.

Starting September 4, NWMLS is introducing First Look—and for the first time, sellers will have an official way to publicly market a home for up to 21 days before it goes Active.

There are some important nuances to how it works.

I first met Mandy almost nine years ago at a “Boss Babe” event when I was brand new to real estate. We’ve crossed paths here and there over the years, and I’ve always loved following what she’s up to. She has great style, great ideas, and always seems to know what’s happening around Tacoma.

So when I saw her launch All Set! , it felt very fitting.

I asked Mandy if she’d let us feature her for our first Community series, and her answers were too good not to share. We talked about where All Set came from, hosting without making yourself crazy, grocery store sandwiches on a beautiful table, and the dinner party she’d throw if money + logistics were no object.

Nine months of conversations, planning, showings, and strategy and when it came time to sign the listing agreement, we decided not to.

That doesn’t happen often.

In this case, we were also deep in a home search together, touring properties and working through strategy in a competitive market. We ultimately stepped back and canceled both the buyer’s and listing agreements to reassess direction.

Our business depends on clients choosing us, so decisions like this are never taken lightly.

But sometimes the right move is recognizing when the fit—or timing—just isn’t there anymore.

We know when to pivot, when to listen, and when to adjust strategy. And we know it only works with trust on both sides.
