5 years ago rates were at 3%. But. You needed cash to compete. Homes were selling for cash / 20% down. You had to have at least 6%. 3% down and 3% to cover you own closing costs. Now rates are at 7% but you don’t need the cash to get in the game. A 3% down payment is competitive and the market has balanced where you can get some traction needing closing costs.
