I’ve actually told buyers NOT to buy the more expensive house.😆
Because being approved for a certain amount and being able to comfortably afford that lifestyle are two very different things.
I’ve been selling real estate long enough to watch people make both kinds of decisions.
The buyer who stretches for the impressive house and then can’t comfortably travel, go out to dinner, save, invest or handle the first big repair.
And the buyer who purchases a little below their maximum, keeps money in the bank and actually gets to enjoy owning the house.
I know which one I’d rather see my clients become.
Your lender tells you what you can borrow.
My job is to help you think through what you actually want your life to look like after closing.
Because the goal isn’t to own the most expensive house someone will approve you for.
The goal is to own a home that helps you build the life you want.
And sometimes that means looking beyond the neighborhood you originally had in mind, considering a townhouse or condo, looking at new construction incentives, or simply buying below your maximum budget.
There are opportunities for first-time home buyers throughout Palm Beach County. The trick is knowing where to look and which properties actually make sense for your numbers and your longer-term plan.

The home they wanted wasn’t the home I recommended they buy.
Amy and Geoff came to me as first-time buyers hoping to buy in Palm Beach Gardens.

We looked. We ran the numbers. And ultimately, the numbers were telling us something...

Instead of stretching their budget just to get the ZIP code they originally wanted, we changed the strategy.
We found them a home in a safe, solid area where the numbers actually worked.
But before I felt good about the purchase, I wanted to know one more thing:
What happens if they want to move in a year or two?
So we looked at the rental numbers too.
The expected rent could more than cover their mortgage.
That mattered to me.
Because now, instead of spending the next couple of years paying someone else’s mortgage while they wait to afford their dream area, they’re paying down their own loan, building equity and creating options.
When they’re ready for their next move, they may even be able to keep this home as a rental and turn their first purchase into an investment.
Your first home doesn’t have to be your forever home. Sometimes it just needs to be a really smart first move.
That’s what good buyer representation should look like. Not just finding a house you can qualify for, but helping you think about what that house can do for you next.
And a HUGE congratulations to Amy & Geoff on buying their first home! 🏡❤️ I’m SO psyched for you both. This is just the first step, and I have a feeling it’s going to be a very good one.
