Not every interested buyer is actually ready to close.

For FSBO sellers, one of the most important early steps is figuring out who is genuinely prepared to move forward and who is still just exploring.

A few signs to look out for are:

• They provide a lender pre-approval letter or proof of funds without being chased for it
• They ask practical questions about inspections, deposits, title work, and closing timelines
• They respond consistently and follow through when information or documents are requested
• They are clear about financing, contingencies, and when they realistically expect to close

A serious buyer is not just interested in the house. They are paying attention to every detail of the transaction itself.

That matters in this market because the strongest offer is not always the highest number on the page. A buyer who is financially prepared, responsive, and realistic about the process may be far more likely to make it all the way to closing than someone who can present the highest number upfront.

Wire fraud usually works because the message looks normal enough to trust.

A familiar name, copied signature, realistic email thread, or last-minute sense of urgency can make a fraudulent request feel legitimate. That is exactly why closing funds should never be sent based on appearance alone!

If anything changes at the last minute, especially wiring instructions, account information, or the person requesting payment, stop and verify it independently before taking action. 🔐

We would much rather spend a few extra minutes confirming details than have a buyer or seller discover afterward that funds were sent somewhere they were never supposed to go.

Property taxes are one of those closing costs that can confuse buyers and sellers because the bill does not always line up neatly with the closing date.

In Florida, annual property tax bills generally become available for collection beginning around November 1. When a property changes hands before the current year’s final tax bill is available, the closing figures may use available tax information to estimate the appropriate proration between buyer and seller.

That means the closing statement may include a tax credit or adjustment even though no one is physically paying that year’s full tax bill at the table.

A few other things matter too:

• Delinquent property taxes need attention because unpaid taxes can affect the property
• Homestead status and reassessment can change what the new owner pays in future years
• The prior year’s tax amount is useful for estimating, but it should not automatically be treated as the buyer’s future tax bill
• Exact prorations depend on the transaction, contract terms, closing date, and available tax information

A clean transfer is the result of a lot of work that most buyers and sellers never see.

Before ownership changes hands, we are reviewing the chain of title, checking for liens and recorded claims, coordinating payoff information, confirming association requirements when applicable, and making sure the file is ready for funding and recording.

Each step answers a different question, but they all serve the same purpose: making sure the transaction is prepared for a proper transfer.

A closing can look perfectly on track while small issues are quietly building in the background.

That is why we pay attention to more than just the obvious pieces. Deposits, surveys, legal descriptions, vesting, lien releases, and recording details all have to line up correctly for the transaction to keep moving.

Most of these items are manageable when they are caught and handled at the right time. The problems usually start when something gets overlooked until the file is already under pressure.

Title vs. Escrow in Florida: What Each One Actually Handles

“Title” and “escrow” are often mentioned together during a Florida real estate transaction, so it is easy to assume they mean the same thing.

They do not!

They are two different parts of the closing process, and understanding the difference makes the rest of the transaction much easier to follow.

Title focuses on the property and its ownership history.

Once we begin the title process, the property’s public records are reviewed to confirm ownership and identify matters that may affect the transfer.

That can include:

• Mortgages and other recorded liens
• Judgments that may affect the property
• Easements and restrictions
• Prior deeds and transfers
• Ownership or vesting discrepancies
• Releases or satisfactions that may still be needed
• Other title requirements that must be addressed before closing

The goal is to understand what is attached to the property, determine what needs attention, and establish the requirements for issuing title insurance.

Title insurance is another part of that side of the transaction. Depending on the policy and its terms, it provides protection against certain covered title defects and ownership claims.

Escrow focuses on the money being held and moved through the transaction.

When a title agency acts as the escrow agent, funds received for the closing are held in a fiduciary capacity until they are properly authorized for disbursement.

That can include earnest money deposits, buyer funds, lender funds, seller proceeds, mortgage payoffs, commissions, taxes, and other amounts connected to the closing.

Escrow is not simply “holding the money.”

The figures have to balance, the appropriate closing conditions have to be satisfied, and the funds have to be disbursed according to the applicable escrow, settlement, or closing instructions.

So where does “closing” or “settlement” fit in?

That is where all of these pieces come together!

Title requirements are being handled. Funds are being coordinated. Documents are being prepared and signed. Payoffs and other amounts are being confirmed. The lender may have its own funding conditions. Once the applicable requirements are satisfied, the transaction can fund, documents can be recorded, and the appropriate funds can be disbursed.

🔑 An easy way to remember it:

Title helps determine what must be addressed for the ownership transfer.
Escrow protects and coordinates the funds while that transfer takes place.
Closing brings everything together!

In many Florida transactions, one title company may handle all three parts, which is why the terms are so often used interchangeably even though they describe different responsibilities.
