The spring market is heating up across the Washington, DC Metro area. Here’s a brief look at how the Washington, D.C. Metro (DMV area) housing market is performing compared to March 2025:

🏡 Closed Sales: 3,818 ⬆️ 5.2%
💰 Median Price: $635,000 ⬆️ 1.6%
📈 Active Listings: 8,610 ⬆️ 4.6%
⏳ Days on Market: 11 days ⬆️ 3 days
✍️ Pending Sales: 5,213 ⬆️ 5.3%
👀 Showings: 109,513 ⬆️ 2.8%

Key Insights: Buyers continue to show more activity with the number of new pending sales increasing by 5.3% and showings up 2.8% compared to a year ago. Sellers are re-engaging heading into the spring 2026 market brining more inventory, and closed sales are on the rise. Homes are still selling relatively quickly throughout the DMV area as reflected by the median days on market at 11. Home prices are still rising but not skyrocketing with just a 1.6% median increase compared to March 2026. We’re seeing an active but cautious spring market, and the right strategy and expert consultation matters more than ever for home sellers and buyers.

💰 Median Sold Price: $610,000 ⬆️ 2.2%
📈 Active Listings: 7,612 ⬆️ 11.0%
⏳ Median Days on Market: 22 days ⬆️ 11 days
✍️ New Pending Sales: 3,622 ⬆️ 3.9%
👀 Showings: 81,039 ⬆️ 3.0%

Key Insights: Buyer activity is starting to increase as mortgage rates have fallen to a 3½-year low, which helped push pending contracts higher and could signal the beginning of the spring market. Inventory is improving but still historically limited. Prices are still rising, but at a moderate pace, and homes are taking longer to sell.
