A title commitment may look like just another stack of paperwork in a real estate transaction—but it can reveal issues that could delay closing.

Here are just a few 🚩 title red flags to watch for:

🚩 Pending Lawsuits or Judgments - Legal claims involving the property or an owner can potentially affect your ability to give or receive clear title.

🚩 Outstanding Liens - Unpaid mortgages, judgments, taxes, HOA assessments, or other liens may need to be resolved before closing.

🚩 Probate or Estate Issues - If a previous owner has passed away, additional documentation or probate proceedings may be necessary before the property can be sold.

🚩 Ownership or Name Issues - Misspelled names, incorrect vesting, deceased owners, divorces, estates, or missing parties can complicate the transaction.

⚠️ And here's the important part:
A title commitment is not simply something to file away. The exceptions and requirements need to be reviewed prior to closing.

🏡 Buying or selling real estate is one of the biggest financial transactions you'll make. Don't wait until closing day to discover a title problem.
