Big news for book lovers on the west side of Orange County. 📚

The new Horizon West Library opened Oct. 10 at 4657 Hamlin Groves Trail in Winter Garden, right beside Horizon West Regional Park. It's the Orange County Library System's 16th location, with about 45,000 books, a media lab with a green screen, study rooms, and outdoor spaces like a StoryWalk reading path. 52 homes sold, a median sale price of nearly $480,000, and sellers getting less than their original asking price!

Here's what happened in Lake Mary's housing market in September:

🏠 **52 Homes Sold** — Nearly identical to July and August.

💰 **$479,500 Median Sale Price** — Up from $465,000 in August.

📅 **27 Median Days to Sell** — Homes are still moving!

📉 **97.2% of Original Asking Price** — On average, sellers received less than their original list price.

🏡 **206 Active Listings** — Buyers had a variety of homes to choose from.

So what does this tell us?

Homes are still selling in Lake Mary, but pricing and inventory continue to play an important role. And remember, every neighborhood and price range is different!

A City of Orlando permit application describes turning the former Burlington space at Colonial Marketplace (3001 E. Colonial Drive, next to Orlando Fashion Square) into a Trader Joe’s. Swipe for what we know so far, what’s still unconfirmed, and two tips if you’re house hunting nearby. Trader Joe’s hasn’t officially announced this location or an opening date yet, and I’ll share an update when they do.

Settle a Saturday debate for me: beach day or springs day? 🌊

In one corner is New Smyrna Beach, with wide sand, rolling surf, and a stroll down Flagler Avenue afterward. In the other is Wekiwa Springs in Apopka, where the water is crystal clear and the paddling is easy. Both are an easy drive from just about anywhere in Central Florida, which is one of my favorite things about living here.

The 42nd annual Mount Dora Craft Fair is back Saturday and Sunday, Oct. 24–25, from 9 a.m. to 5 p.m. in historic downtown Mount Dora.

Shop handmade jewelry, pottery, woodworking, paintings and home décor, plus festival food, live music in Donnelly Park, w**e tasting and a Kids Art Tent.

🚌 Tip: get there early and use the park-and-ride shuttles to skip the parking rush.

A historic site in East Altamonte is getting a new chapter. 🏛️

Seminole County is building a new 6,000+ sq ft community center at the Rosenwald School site, opening summer 2027.

🎉 An event space that seats 200
📚 Multi-use rooms and a heritage room
🌳 Walking paths and pavilions already open
🎣 A fishing pier and kayak launch on the way

The groundbreaking is Thursday, Oct. 29, at 5:30 p.m. at the site.

The county is also asking for help naming the park. Would you pick Rosenwald Legacy Park, Rosenwald Heritage Park or Rosenwald Community Park? Let me know in the comments 👇

If you're shopping in Volusia County, from Daytona Beach to New Smyrna Beach, the roof's age, the home's wind mitigation features, and its flood zone can all affect what coverage costs. Standard homeowners policies generally don't cover flooding, so ask about flood coverage separately. Getting quotes early keeps surprises out of your monthly payment and your closing timeline.
