When relocating to Lamorinda, I tell buyers to compare what won't show in the list price: commute timing, late afternoon traffic near campus, lot usability, and how you want to use downtown. A home can look right on paper and feel wrong by week two.

If a move is on your horizon, should you sell as-is or fix a few things first?

In Lamorinda, the best answer is usually selective prep. Fix the things that read as deferred maintenance, hurt first impression, or create buyer hesitation. Skip expensive work that will not clearly improve price or terms.

I make this call by looking at local buyer expectations, likely return, and how much time the work adds.
