“I’m waiting for mortgage rates to drop.”

That could make sense—but what if the home you want costs more by then? 🏡

A lower rate is only one piece of the puzzle. The purchase price, rent while you wait, closing costs, and opportunities to negotiate all matter.

In this video, I break down what to compare before you put your homebuying plans on hold—and when waiting may actually help.

Thinking about buying or moving to Tennessee? Let’s look at what makes sense for YOUR budget.

Can you buy a fixer-upper with a VA loan? **Eligible buyers may be able to finance the purchase and qualifying repairs in one mortgage through a participating lender.** 🏡🔨

Before making an offer, check:
✅ Does the renovation program allow the repairs needed?
✅ What contractor approvals and estimates are required?
✅ What will your payment and cash to close look like?

Not every property qualifies, and not every VA lender offers renovation financing. Get the answers before committing to a home that needs work.

**Found a property with potential? DM me “VA” with the listing and the state you’re buying in. Let’s explore whether VA renovation financing fits your plans.**

Seller credits or a price reduction—which should you ask for when buying a home? 🏡

A $10,000 price reduction and a $10,000 seller credit can affect your finances differently. The right choice depends on your cash to close, monthly payment and long-term plans.

In this video, I explain:
✅ How a lower purchase price can affect your loan amount
✅ How seller credits may reduce eligible closing expenses
✅ When discount points or a temporary buydown may be worth comparing
✅ Why you should run the numbers BEFORE negotiating

**Have a home picked out? DM me “OFFER” with the listing and tell me your biggest concern: cash to close or monthly payment. Let’s compare financing scenarios before your next offer or counteroffer.**

Self-employed and buying a home? **A bank statement loan may offer another way to qualify.** 🏡

If your tax returns make mortgage qualification challenging, certain programs may use eligible personal or business bank deposits to evaluate income instead.

In this video, I explain:
✅ How bank statement mortgage programs work
✅ Why every deposit doesn’t automatically count as income
✅ What else lenders review before approving a loan

**Already house hunting—or told your qualifying income was too low? DM me “BUSINESS” with the state you’re buying in and when you hope to move. Let’s review your options before you put your plans on hold.**

Buying a short-term rental? Before you make an offer, check whether the property fits your financing. 🏡

An attractive rental projection doesn’t automatically mean the income will qualify for a DSCR loan.

In this video, I cover three questions to ask early:
✅ What rental income will the lender accept?
✅ How much cash will you need beyond the down payment?
✅ Does the loan fit your plans—including any prepayment penalty?

**Have a property picked out? DM me “PROPERTY” with the listing link and your estimated down payment. Let’s review the financing questions before you make your offer.**

Love the location. See the potential. But the house needs work. 🏡🔨

Before you cross it off your list, ask about VA renovation financing.

Eligible buyers may be able to combine a home purchase and qualifying repairs into one mortgage through a participating lender.

Buying an investment property? 🏠📈

Start with the financing—not the property.

Your loan options can depend on the property type, qualifying rental income, cash requirements, and your overall investment strategy.

And if you're considering DSCR financing, the numbers on the listing aren't necessarily the numbers a lender can use.

Should you pay discount points to permanently lower your mortgage interest rate?

Maybe—but the lower rate isn’t the only number that matters.

Before paying points, calculate:

✅ The upfront cost
✅ Your monthly savings
✅ Your break-even point
✅ How long you expect to keep the mortgage

If you sell or refinance before reaching the break-even point, paying points may not have been the best use of your money.

Never buy a lower rate simply because it looks better on paper.

Comment or message me **BUY DOWN**, and I’ll help you compare the cost, potential savings, and break-even point.
