Sometimes the best STR opportunities don’t look like the best opportunities on paper. 👀
 
My out-of-state clients were ready to start their STR journey in Gatlinburg when we found this cabin on Hoot Owl Way.
 
Great bones. An unbeatable location. But it had been seriously undermanaged and needed some TLC.
In other words: a diamond in the rough.
 
Instead of getting hung up on its current performance, we looked at what the property could be with the right management, updates and strategy. That helped us see the opportunity others might have overlooked, negotiate a great purchase price with the appraisal coming in even higher. 🙌
 
Now the fun part begins: turning this Gatlinburg cabin into the STR we knew it could be.
 
This is exactly why I tell investors not to shop based on current numbers alone. Sometimes the real value is in knowing what to look for beyond them.

Anyone can pull up a website and browse homes for sale.
 
What actually matters is having someone who knows when to slow things down and when to tell you the truth, even when it’s not what you want to hear.
 
Finding the house is the easy part. The real job is making sure it’s the right one for you, and that you don’t overpay or get burned along the way.
