Your signature is not just a fancy way of saying, “I was handed a pen.”
When you sign a contract, you are generally acknowledging that you have read it, understand it, and agree to be bound by its terms.

That means:
📄 Don’t skip the fine print.
💰 Don’t assume the other party will “work it out later.”
🤝 Don’t sign because someone says, “It’s just a standard agreement.”
⚖️ And definitely don’t sign something you don’t understand.

Because once there’s a dispute, “But I didn’t read it” usually isn’t the defense you were hoping for. Before you sign it, understand it. And if you don’t understand it?

Ask your business attorney before the ink hits the page.

Congratulations! Now comes the part nobody puts in the vacation brochure.

Buying lake property doesn’t necessarily mean you bought the right to do whatever you want with it. Before you build that dock, clear the shoreline, add a boathouse, change the waterfront, or start your dream renovation, you may need to understand:

📜 Deed restrictions
🏗️ Zoning and permitting
🌊 TVA or other shoreline requirements
🏠 Easements and access rights
🚤 Dock and waterfront regulations
🌳 Restrictions on clearing or altering the property

Because owning the property and having unrestricted use of the property are two very different things. So before you start making those lake-house dreams a reality…

Know what you actually bought. And if you’re not sure? That’s what your real estate attorney is for.

You might not have a mansion.
You might not have a million dollars in the bank.
You might not own a yacht. (Honestly, who does?)
But you probably have people you love.

A spouse. Children. A parent. Someone with special needs. Someone you help financially. Someone who would have a really hard time figuring everything out if something happened to you.

Estate planning isn’t just about protecting assets. It’s about protecting people.
And you don’t have to be wealthy to make a plan. You just have to have something, and someone, you care about.

That’s exactly what estate planning is for.

Can you just add their name to the deed? Sure. And while we’re at it, why don’t we just add them to the mortgage, the taxes, and the legal consequences too?

Adding someone to a deed isn’t like adding a name to a guest list. It can affect:

🏠 Ownership rights
💰 Taxes
⚖️ Liability
🏦 Mortgages and liens
💔 Divorce and estate issues
👨‍👩‍👧 What happens to the property when someone dies

So before you say, “It’s my house. I’ll just put them on the deed,” talk to a real estate attorney. Because changing a deed can be easy. Undoing the consequences? Not always.

“It’s just a small renovation” can quickly turn into:

🏠 Who owns the improvements?
📄 Did you get the proper permits?
💰 Who pays for the work?
🔨 Who is responsible if something goes wrong?
⚖️ And what happens if the contractor, neighbor, landlord, or partner says, “That’s not what we agreed to”?

Because “small renovation” has a funny way of becoming a big legal problem.
Before you knock down that wall, move that property line, or start that “quick little project”…

Talk to your real estate attorney first.

Sir. Ma’am. Friend. That is not a “we’ll get around to it” situation. That is a “let’s decide who gets what before the probate court, your family, and everyone’s unresolved childhood issues get involved” situation.

Estate planning isn’t just for the wealthy. It’s for anyone who wants to make their wishes clear—and make things easier for the people they leave behind. Especially when the family tree looks more like a flowchart.

Get the will. Have the conversation. Make the plan.
We make the process painless. Call (865) 566-0115 or email [email protected]

“We don’t need a payment agreement.”

Because everyone pays when they’re supposed to. 😏
Right?

A handshake and a promise are great… until the payment doesn’t show up.
Put the payment terms in writing. Future you will be glad you did.
We can get you set up easily! Call (865) 566-0115 or email [email protected]

Ahhh… the handshake agreement. 🤝

Seems simple… until the neighbor sells the house, changes their mind, or suddenly “remembers” the conversation differently. 😬

When it comes to real estate, get it in writing. We can help.

50/50 sounds fair… until you have a 50/50 disagreement. 😬

Before you go into business together, make sure your agreement answers one important question:

“What happens when we can’t agree?”

Because “we’ll figure it out” isn’t a business strategy.
