By 2025, about one in four new single-family homes sold will be under 1,800 square feet—an increase from roughly one in six ten years ago. Larger homes (3,000 sq ft or more) have become less common, now making up about one in five new builds, compared to one in three a decade prior. Builders are leaning on smaller designs to balance out the rising costs of land, labor, and materials, which helps keep homes somewhat attainable, especially with mortgage rates hovering near 6-7%. For first-time or budget-focused buyers, these smaller homes can make for more manageable down payments and monthly expenses—though it’s important to note that the price per square foot is still high.
