Quick tips for first-time home buyers: check your credit & set a realistic budget, get pre-approved, prioritize must-haves, hire a buyer’s agent, and budget for closing costs & immediate repairs. You’ve got this!
First-time home buyer? Start with a credit check and mortgage pre-approval, know your budget, list non-negotiables, schedule a home inspection, and leave wiggle room for closing costs. Small steps = big win.

What to Look For When Touring a Home to Age In
Whether you're planning ahead or searching for a place to call home for the long haul, not every house is built with aging in place in mind. Here are a few things worth checking on your next tour:
✔️ A bedroom and full bath on the main level
✔️ Wide doorways and hallways for easy mobility
✔️ Minimal steps at entryways, or room to add a ramp
✔️ Walk-in or curb-less showers
✔️ Good lighting throughout, especially in hallways and stairs
✔️ Lever-style door handles over traditional k***s
With 20 years as a Physical Therapist Assistant before becoming a Realtor, I've spent my career helping people move safely through their homes, and I bring that same eye for detail to every showing. If accessibility and long-term comfort are on your list, I'd love to help you find a home that fits.

What to Look For: Close, Accessible Parking
A long walk from the driveway to the front door might not seem like much... until it's raining, you're carrying groceries, or mobility becomes a factor. Look for a driveway or garage that puts you close to the entrance, with a smooth, level path and minimal steps in between. An attached garage is often the gold standard for accessibility, but even a shorter, well-lit walkway can make a big difference.
It's one more small detail that adds up to a home that works for you long-term. When we tour together, I always have an eye out for things like this.

Fix It Now, Thank Yourself Later
That leaky faucet, cracked outlet cover, or squeaky door might seem small, but to a buyer (and their inspector!) small issues can raise big red flags. Taking care of minor repairs before you list can mean fewer surprises during inspection, less back-and-forth during negotiations, and a smoother path to closing.
Not sure what's worth fixing before you sell? Let's walk through your home together and make a plan so nothing catches you off guard later.

Here's the next one — even floors or no transitions:
What to Look For: Even Floors & No Transitions
Those little transitions between rooms, a raised threshold, a step down into the sunken living room, a lip between tile and carpet, can be easy to overlook on a walkthrough. But they're also one of the most common trip hazards in a home. Flooring that's level and flows smoothly from room to room makes it easier (and safer) to move through the house, whether you're using a walker, wheelchair, or just navigating with your hands full.
It's a detail that's easy to miss if you're not looking for it, which is exactly why I do. My years as a Physical Therapist Assistant taught me to spot these things before they become a problem.

Price It Right From Day One
The first two weeks a home is on the market are the most important. Buyers (and their agents!) are watching closely, and homes priced right from the start get the most attention, the most showings, and often the best offers. Overprice it, and you risk sitting on the market longer, leading to price cuts and buyers wondering what's wrong with it.
Pricing strategy isn't just picking a number, it's about understanding your local market, recent comps, and buyer demand right now. That's where I come in.
Thinking about selling? Let's talk pricing strategy so your home gets the attention it deserves from day one.

Here's the next one — curbless or walk-in showers:
What to Look For: Curb-less or Walk-In Showers
A traditional tub or a shower with a high curb might not seem like a big deal now, but stepping over an edge becomes a real safety concern as mobility changes. A curbless or walk-in shower removes that barrier entirely, making it easier and safer to step in and out, no climbing required.
It's a small architectural detail that makes a big difference in day-to-day independence. When we tour homes together, I always keep an eye out for details like this, it's one of the many ways my background as a Physical Therapist Assistant shapes how I search for your next home.
