One thing buyers don’t always realize is how much you can learn from the small details in a house.
Most people are focused on the layout or updated finishes.
I’m usually paying attention to the things that could point to future repair costs.
Things like:
• painted-over caulk instead of proper repairs
• mulch packed against the foundation
• patched ceiling areas
• sticking doors
• fresh paint in oddly specific spots
None of these automatically mean “run away.”
But they’re the kind of details that can help you ask better questions before committing to a home.
A house can photograph beautifully and still have issues worth looking into further.
