Snuck in some pool time between showings and writing offers this weekend. 🏠

Unfortunately my client lost out on a bidding war in Exton. It went almost $100,000 over asking price.

Certain towns and neighborhoods are still very competitive around Philadelphia. There’s no denying it’s tough as a buyer.
We got creative with terms and were competitive, but ultimately some buyers value a house more. And that’s ok. I always suggest submitting an offer and try as you never know! Can’t win if you don’t play.

One of the most common questions on an assisted living tour: “Why are the rooms so small?”

The answer makes a lot of sense when you see the bigger picture.

These communities are designed to make it easy for residents to step outside their door, join neighbors for meals, spend time in shared spaces, take part in activities, and stay connected day to day. The apartment is important, of course, but so is having a lifestyle that encourages community, routine, and social connection.

Social connection can play a big role in emotional wellness, cognitive health, routine, and overall quality of life as we age. So when touring a community, it’s helpful to look beyond square footage and ask:

✨ What opportunities are there for socializing?
✨ Do residents seem engaged and comfortable?
✨ Are there inviting common spaces and activities?
✨ Does this feel like a place someone could truly enjoy living in?

Sewer line inspections are becoming more common in real estate transactions. Many municipalities are requiring point-of-sale sewer lateral inspections for property transfers. This includes a video inspection of sewer pipes from the house to the main line to identify cracks, leaks, and root intrusion.

Because of this required inspection, I’ve been suggesting more and more to obtain sewer line insurance, either through a rider on your homeowner’s insurance or through the water department. Here are helpful research links in comments below
