Amendment 3 is on Florida's November ballot, and its effects in the Florida Keys look different than the statewide headlines suggest.

Most coverage of the amendment centers on primary homeowners and the expanded homestead exemption. But Monroe County's own tax roll data tells a different story locally: non-homesteaded residential property, second homes, rentals, vacation properties, accounts for 60.11% of the county's total taxable value. That makes the proposed change to the non-homestead assessment cap just as relevant here as the exemption itself.

For anyone considering a move to the Keys, there's also a real timing question worth understanding. Establishing Florida residency by December 31, 2026 affects which exemption track you're on, and simply closing on a property before that date doesn't automatically confer the benefit. Residency and homestead qualification still apply.

Full breakdown in the comments, including how millage rates actually work and what this amendment does and doesn't do.

Florida Keys home sales picked up speed in July 2026.

Closed sales rose 14% year-over-year to 169, even as active inventory fell 11% from a year ago. Buyers are moving through a smaller pool of listings, and they're moving quickly.

Median sale price reached $970,000 in July, up 7.2% year-over-year.

Florida Keys home prices just hit their biggest year-over-year jump of 2026. 📊

The June 2026 median sale price came in at $1,100,000, up 30% from June 2025, while the number of homes for sale kept shrinking.

If you've been waiting for the market to cool off before buying or selling, this month's numbers are worth a look.

The Florida Keys residential market posted one of its strongest price gains of 2026 in May.

Median sale price climbed 12% year over year to $965,000, matching the gain we saw back in January. Active inventory stayed nearly flat at 1,626 homes, down just 0.8% from a year ago.

Closed sales were up 15% and new pending sales rose 9.1% year over year. Pending inventory climbed 22%, which suggests this momentum has room to continue through the summer.

It's a notable shift. Earlier this year, demand was running well ahead of price. May is the month price caught up.

Interesting data from the Monroe County Property Appraiser. Only 36.91% of eligible properties in the Keys carry a homestead exemption, which tells you a lot about how many owners here are investors, second-home buyers, or seasonal residents rather than full-time locals.
