I know when you price a home for sale, you can leave a little wiggle room, but when you way over price it by 25,000 or even 50,000 NO one will look at your home or even make offers. My motto Price a home correct and it will sell. LISTEN TO YOUR AGENT, WE DO THIS FOR A LIVING.

There are some things to consider when buying a home.
If you like the layout of the home but do not like the light fixtures or paint.. Those items can be negotiated in a deal... Ex. If a buyer told me I love the house, and land but hate the light fixtures and paint.... My response, ok, lets ask the sellers to pay ### in closing cost so that will allow you to pay a painter and replace the light fixtures.
The only thing that should stop you from buying it, if it needs so much work that you can not see past the work, ex. a kitchen and bath total redo, or the house is not structurally sound or you hate the layout etc. Some things you can not look over but paint and light fixtures or even flooring??? Do not let that stop you for making a offer with that in mind.

Education: The sellers say one thing and the listing agent says another... If you are late on your payments you have a foreclosure date, you must YES in the box G1 and if you have a hoa that has covenants Mark G3 as a YES.. This is a document that the seller fills out.... I have notified the agent as a courtesy to have them change this... Going through a short sale is NO fun if you were not disclosed this.... THIS is why you call me to work for you.... I am a detective even before you sign that document to buy it..... This is what the agent says below in remarks..... so she did not look over the disclosures... "Home is in pre-foreclosure. Proof of funds or Pre approval should accompany all offers submitted".
