Selling a home is the goal.

Getting it all the way to CLOSED is the job. 🔑

Because once you’re under contract, there are still a whole lot of moving pieces.

Inspections. Repairs. Appraisals. Financing. Deadlines. Negotiations. And sometimes… problems nobody saw coming.

I’ve helped work through inspection issues, coordinated contractors, tracked down documents, navigated appraisal concerns—and yes, I’ve even helped the buyer on the other side find a lender who could get the deal closed. 😅

Because when I represent a seller, my job isn’t just to get an offer.

My job is to protect the transaction and help get my seller to the closing table.

Sometimes that means solving problems that technically aren’t ours to solve.

But if it keeps the deal moving?

Your lender’s time zone might be just as important as their interest rate.

It’s 8 PM.

You finally got the kids to bed, the house is quiet, and you have a chance to look over the paperwork your lender sent.

And… you have questions.

But your online lender is on the East Coast.

It’s 11 PM there.

Now what?

That really low rate you saw online? It got your attention — that’s the hook. But a great rate is only one piece of choosing a lender.

Buying a home doesn’t always happen between 9 and 5.

Questions come up at night. Offers get written on weekends. We may need an updated preapproval letter quickly. The listing agent may want to speak with your lender before their seller chooses an offer.

You need someone who can answer when it matters.

So yes, compare rates and fees. You absolutely should.

But also compare availability, communication, responsiveness — and time zones.

Because the lowest advertised rate doesn’t mean much if you can’t reach your lender when you need them.
