Home appraisals are changing, and starting November 2, 2026, the new UAD 3.6 appraisal format becomes the standard for new reports submitted to UCDP.

What does that mean for buyers, sellers, and investors?

Appraisals will include more structured property data, clearer condition and quality details, dedicated reporting for energy-efficient features, and continued emphasis on accurate square footage.

For investors, the takeaway is simple: the details matter. Property condition, improvements, measurements, and features that may affect value should all be documented carefully.

A few key takeaways:

• The old 50% investor concentration limit has been retired for certain established condo projects
• Limited Review is no longer an option for many condo transactions
• HOA reserves, insurance, maintenance, and overall financial health matter even more

Bottom line:
