Why?

Did You Know?

Many people are surprised to learn that a Texas notary cannot tell them whether they need an acknowledgment or a jurat.

The signer must know which notarial act is required, or the document must clearly indicate the proper notarial certificate.

When in doubt, contact the document preparer or receiving agency for guidance.

After 1800+ closings, one thing I’ve learned is this…
Being PREPARED matters.

A smooth signing doesn’t start at the table. It starts before you ever walk through the door.

Here are a few things I never leave home without:
✔️ Multiple stamps
✔️ Blue pens
✔️ Binder clips & rubber bands
✔️ Journal & receipt book
✔️ Clipboard
✔️ Gloves, masks & shoe covers
✔️ Sticky tabs
✔️ Lotion & mints (because dry hands and dragon breath are NOT part of the signing experience 😂)

And yes… my bag stays packed and ready at all times.
Especially as a mobile notary and loan signing agent, preparation builds confidence.

New notaries often think success is about having the “perfect” setup…
But honestly? Consistency, organization, and professionalism will take you MUCH further.
