Right now there are about 21 showings happening for every home that goes under contract around Houston. Last year that number was closer to 17.

If you're buying, that mostly means you don't have to decide on the spot. You can see a handful of houses, sleep on it, and still be fine.

If you're selling, it means showings probably aren't the thing to worry about. What slows the offers down is usually the price, or something people notice once they walk in.

You don’t need to understand every part of the process before you start. Get clear on your numbers, figure out what really matters to you, and take it one decision at a time.

New construction timelines can be a little tricky because the date you’re given early on is usually more of a target than a guarantee.

As the home gets further along, that date gets easier to trust. But before then, weather, inspections, materials, labor schedules, utilities, and even change orders can all move things around.

The part buyers sometimes forget is that a delay can affect more than just when you get the keys. It can also throw off movers, a lease ending, storage, temporary housing, or a rate lock.

So if you’re buying new construction, I’d give yourself some breathing room around the estimated completion date instead of planning everything down to the exact day. It makes the whole process a lot less stressful if the timeline shifts.

I think “marketing a home” gets oversimplified into photos, Zillow, maybe an open house, and then waiting to see what happens.

Those things matter, but the bigger part is figuring out how the home should compete. What price puts it in front of the right buyers? What makes it stand out from the other homes they’re seeing? And once it’s live, what is the market actually telling us through showings, feedback, and offers?

That’s really the difference between just putting a home online and actually managing the sale.

Buyers are still looking, but they’re taking more time before committing. Showings were nearly even with last year, while pending contracts dropped 16.7%. At the same time, roughly two new listings entered the market for every home that went pending.

For buyers, that can mean more choices and more time to compare. For sellers, getting showings is only the first step. The price, condition, and overall value still have to make sense once buyers see the competition.

The picture can vary by neighborhood and price range. If you’re considering a move in Katy or Cypress, let’s look at what’s happening in your specific part of the market.
