Some closings are easy. This one was earned.

After **four delayed closing dates**, repeated problems with required sewer repairs, and contractual obligations that weren’t being met, my buyer finally closed on 1106 Agnes.

This transaction was a perfect example of why your representation — and the language your agent puts into the contract — matters.

We identified significant sewer-line issues during inspections and negotiated repairs as part of our resolution. Unfortunately, the work wasn’t completed appropriately the first time… or the next.

We could have accepted it just to get to closing.

We didn’t.

We documented the problems, pushed for the agreed-upon repairs, required supporting documentation, and delayed closing when necessary rather than allowing my client to inherit a problem that was supposed to be resolved before ownership transferred.

**Four times.**

Real estate isn’t just opening doors and writing offers. The wording in inspection resolutions, amendments, repair agreements, deadlines, and supporting documents can become incredibly important when something goes wrong.

Your agent should know how to write those terms — and be willing to stand behind them when they’re tested.

It wasn’t the easiest road to closing, but today the keys are finally where they belong. 🔑🏡

🏡 Big housing news from Washington!

Congress has passed the 21st Century ROAD to Housing Act, a major bipartisan package designed to increase housing supply, support home repairs and redevelopment, and expand access to homeownership—including small-dollar mortgages that could benefit buyers in markets like Kansas City.

This will not change home prices or interest rates overnight, but it could create more opportunities for buyers, homeowners, and communities over time.

I’ll continue following the legislation and sharing what it may mean for our local real estate market.
