The Deed of Trust- what is this looong document?

As lenders like to put it, “you pay, you stay.” While your “Note” is your promise to repay the loan, the Deed of Trust outlines what happens if you can’t make those payments.

What to check:
+ the names listed are accurate and spelled correctly
+ the closing date is correct
+ the description of the property, often attached as “Exhibit A,” is accurate
+ terms of the loan like the interest rate and maturity date of the loan
+ default provisions like late fees and the process of foreclosure

Your closing agent can help point out each piece of info in this often 15-20 page document 🔎

So you got a great deal on a car and are now headed hours away to pick it up…

Before you take your signed title and new whip and head home, make sure you get to see what your state laws require in order to file the title.

For several states, the sellers signature needs to be notarized including Arizona, Kentucky, Louisiana, Montana, North Carolina, Ohio, Oklahoma, Pennsylvania, and West Virginia.

For Tennessee, even though we don’t require notarization here, if you’re buying a car from a state that does require it, TN will uphold that requirement to file.

Best bet? Call the DMV you plan to file in and check before picking up the car!
