Hello. My name is Laura Palarine, Licensed Agent, and Transaction Coordinator. I have been an in-house Transaction Coordinator, or TC, since 2018 and have navigated over 1,100 contracts successfully to closing.
I wanted to take a few moments to introduce myself and outline what I can do for your business.
I’d like to just start with an overview of the closing process to better explain my role in it.
So, as a Realtor, you represent your customers, whether they are the buyer or the seller. You work your magic to get the buyers’ offer accepted or advise the seller as they select an offer on the home they listed for sale with you. You negotiate terms with the other agent, make sure the lender is legit or that the buyers have proof of funds. You make sure the right addendums are in place and when all of that work is done, you’ve got a Purchase and Sale Agreement!
Some agents then navigate the closing themselves from opening escrow with title, to inspections, through working with the lender on the appraisal, keeping up with the underwriters conditions, monitoring any repairs, through setting the closing date – all while showing new buyers homes and listing new sellers’ properties, marketing themselves, attending Realtor trainings...

I take on the management of the contract. My priority is to keep the transaction in order. Starting with the contract document itself, I am your second set of eyes, making sure that every 't' is crossed and 'i' is dotted, every disclosure or addendum is present and fully executed. I then start the process of circulating the contract with a written timeline to your customer, the other side, the lender, and title. I provide the necessary information each one of those party's needs, and communicate any plans for any stipulations or future deliverables. You are copied on all of this and part of every step of the process. I then handle opening escrow, helping you and the buyer calendar the home inspections, work with the lender on the progress of the loan through their process, keeping tabs on due dates for inspections or other contingencies, all so that you can get out there and show new buyers their dream home or getting your sellers home listed, and cultivating leads and getting new business.
One thing to mention is that there are a few things you will still be responsible for in the course of the closing. As your TC, I can talk with other parties to pass messages, gather signatures, or deliver documents but negotiating is still up to you in terms of repairs, low appraisals, etc. You are still the agent and champion for your customer. My primary job is to keep you aware and up to date so that you can still advise and guide them, while we both keep them updated.
Hiring me as your Transaction Coordinator will literally save you time and for a fraction of the commission you will be earning at closing. My fee is $300 per side. It’s less for New Construction and Vacant Land. On average, completing a file can take anywhere from 8-15 hours. Would you consider that a good price to pay to get back 8-15 hours of your work life?
