✅ Down payment saved or a solid plan to get there

✅ Finances stable enough to handle a higher payment

✅ Timeline clear (not “someday,” but actual months)

Real talk: Most buyers stay in the browsing phase way longer than they need to. They think they have to have everything perfect before they even talk to a lender.

Wrong. Talking to a lender is what makes browsing into planning.
