📊 What's Happening in Today's Real Estate Market?
Home buyers across the country are backing out of deals at record rates 15.1% of contracts fell through in August, the highest we've seen since tracking began in 2017.
Why does this matter to you?
Most cancellations (70%) happen during the home inspection period. Buyers get nervous about repair costs, sellers aren't willing to negotiate, and deals fall apart. It's happening because buyers and sellers often aren't on the same page about what today's market really looks like.
Here in Jacksonville, I'm seeing this play out differently than the national trend, but the lesson remains the same: having an experienced advocate matters more than ever.
If you're buying a home, you need someone who can:
✅ Help you understand which inspection findings are serious vs. normal
✅ Negotiate repairs professionally without burning bridges
✅ Set realistic expectations from day one
✅ Keep your financing on track
If you're selling, you need a reality check on pricing and condition so your home doesn't sit on the market or fall out of contract.
The good news? With the right guidance, these challenges become opportunities. My job is to keep you informed, protect your interests, and get you to closing successfully.

Mortgage Rates Drop to Lowest Level in Nearly a Year!
The 30-year mortgage rate just fell to 6.28% down from 6.53% just one week ago. This is the lowest we've seen since early October 2024.
What's driving this? Concerns about the job market and economy are pushing investors toward Treasury bonds, which typically brings mortgage rates down.
What does this mean for YOU?
Current Homeowners: If your rate is 7.28% or higher, refinancing could now make financial sense. Lenders are reporting a surge in refinance inquiries over the weekend.
Potential Buyers: Lower rates mean more purchasing power. A rate drop from 7% to 6.28% on a $400,000 home saves you about $175/month.
The big question: Should you act now or wait? Some experts think rates could drop below 6% if we see another weak jobs report, but there's no guarantee.
What would YOU do? Are you considering refinancing or finally ready to buy? Have you been waiting for rates to drop?
The mortgage market moves fast - what looks good today might change tomorrow. The key is understanding your personal financial situation and timing.

What mortgage rate would make you pull the trigger on a purchase or refinance?

🏡 **Did You Know? The History of Gated Communities!** 🌴

Gated communities started as exclusive enclaves during New York's Gilded Age, but by the 1960s-70s, they became accessible to retirees and middle-class families seeking security and well-maintained neighborhoods.

**Why are they so popular in Florida?** 🌞
✅ Security-controlled access
✅ HOA-maintained exteriors & amenities
✅ Lower taxes for retirees
✅ Often higher appreciation rates than non-gated properties

Take PGA National Resort - 5,000 homes with SIX golf courses! From budget-friendly condos to luxury million-dollar estates, there's something for everyone (yes, you MUST have at least one palm tree! 🌴😊).

While HOA fees and rules aren't for everyone, many buyers love the peace of mind and maintained property values that come with gated living.

**Thinking about a gated community in Jacksonville?** I'd love to help you explore your options! Drop a comment or send me a message.

*What's your take - are gated communities worth the HOA fees? Let me know in the comments!* 👇

🏠 Amendment 5 and Why It Matters for Florida Homeowners 🏠

Owning a home comes with a lot of pride, but it also means dealing with rising costs and property taxes are a big part of that. Amendment 5 is designed to help homeowners stay ahead by adjusting the homestead exemption to keep up with inflation. When the value of our homes rises, so do our taxes, but this amendment will help balance that out so we can keep a little more in our pockets.

Here’s Why Voting YES Makes Sense

Protect Your Wallet. Property taxes go up as property values rise, but Amendment 5 helps keep our exemption relevant to today’s economy. This means a little less strain on budgets, especially as costs seem to keep going up everywhere we look.

Supports Families and Retirees. By ensuring our exemption adjusts with inflation, we’re making sure families, seniors, and anyone on a fixed income isn’t pushed out by rising taxes. It’s about keeping stability in our finances while we enjoy our homes.

Keeps Education Funding Intact. This change wouldn’t affect the tax revenue that supports our schools, so it’s a win-win for homeowners and for our community.

Let’s make things a bit easier for Florida homeowners. Vote YES on Amendment 5 and let’s keep property ownership within reach for everyone. 🗳️
