A statewide Housing Task Force in its 1988 report, “A Decent Home for Every Mississippian,” recommended that the State create a hub agency for housing. As a result, the Legislature established the Mississippi Home Corporation (MHC) in 1989 as the legal successor in interest to the Mississippi Housing Finance Corporation as a government instrumentality, separate and apart from the State, charged wi

th raising funds from private investors to finance the acquisition, construction and rehabilitation of residential housing for persons of low to moderate income within the State. The state of Mississippi does not provide funds to pay for MHC’s administrative operations. MHC has a Legislative Oversight Committee consisting of members from both the Senate and House of Representatives, and is guided by a nine (9) member Board of Directors.

Here’s what you need to know ⬇️

📅 Effective Date:
All new limits apply to MHC reservations taken on or after May 18, 2026.

⚠️ Reminder:
Reservations taken before 5/18/2026 must still follow the 2025 income limits.

💡 2026 Smart7 Program Limits:
✔️ Income Limit: $137,870
✔️ Acquisition Limit: $413,610
