A trail.
A small business you’ve visited for years.

That is one of the things that makes Southern Michigan special. It is not just the homes, parks, shops, lakes, and streets. It is the memories people attach to them.

So today, we’d love to know:

What local place brings back a good memory for you?

Selling a home can feel frustrating when things are not moving as quickly as expected.

Sometimes, one small issue can slow down the whole process.

Here are 6 things that may be affecting your sale:

1. Pricing that does not match the current market
Even a great home can sit if buyers feel the price is out of step with similar homes nearby.

2. Photos that do not show the home well
Online presentation matters. Clear, bright, professional-looking photos can make a big difference.

3. Limited showing availability
If it is hard for buyers to see the home, it can limit interest.

4. Deferred maintenance or unfinished projects
Buyers often notice small repairs, worn areas, or projects that feel incomplete.

5. Clutter or crowded spaces
A home does not need to be empty, but buyers should be able to clearly see the space.

6. Weak online positioning
The way a home is described, marketed, and shared can affect how buyers respond.

The good news is, many of these things can be identified and adjusted with the right guidance.

Planning to sell? The best time to avoid costly missteps is before your home hits the market.

A home appraisal can be one of the most misunderstood parts of a real estate transaction.

Appraisers do not use tax values the way many people assume. They look at recent comparable sales, market data, property condition, and how similar homes have actually sold.

That can get complicated when a property has something unusual, like an extra parcel, limited comparable sales, unique construction, or features that do not fit neatly into the usual appraisal box.

This week’s article shares real-life examples from the Home 1st team and explains what buyers and sellers should understand before an appraisal becomes part of the conversation.

Memorial Day weekend is often filled with gatherings, time outside, and the unofficial start of summer.

But at its heart, Memorial Day is a time to honor and remember the men and women who gave their lives in service to our country. 🇺🇸

For some, that may mean visiting a cemetery or memorial.
For others, it may mean flying the flag, attending a local ceremony, sharing a story, pausing for a quiet moment of gratitude, or simply making sure the meaning of the day is not forgotten.

However you observe it, we hope this weekend includes a moment to remember the sacrifice behind the holiday.

How do you honor Memorial Day?

We’d love to hear your traditions in the comments.

Spring lawn tip: after a good rain, take a walk around your yard before everything dries out.

Your lawn can tell you a lot.

Look for areas where water sits longer than the rest of the yard.
Notice spots where the grass looks thin, muddy, or unusually soft.
Check where downspouts are sending water.
Watch for low areas near walkways, patios, or the foundation.
Pay attention to places where grass struggles to grow year after year.

Sometimes the issue is not the grass itself.

It may be drainage, compacted soil, shade, grading, or water being directed to the wrong place.

And if your property has a septic drainfield, it is especially important to pay attention to that area. Heavy traffic, standing water, deep-rooted plantings, or changes in how the ground feels can be signs that the area needs extra care or a professional opinion.

A greener lawn often starts with understanding what is happening underneath the surface.

And if your outdoor space is one of the reasons your current home no longer feels like the right fit, that may be worth noticing too.

Your home should work for the way you want to live, inside and out. 🏠

Spring is a great time to get outside and enjoy the local places that make Southern Michigan feel special.

If you enjoy biking, walking, or simply spending time outdoors, Jackson County has some beautiful trail options to explore.

The Falling Waters Trail is one local favorite, offering a paved route from the Jackson area toward Concord along a former railroad corridor. It connects with the MLK Equality Trail, giving people a way to enjoy more of the area by bike or on foot.

The Mike Levine Lakelands Trail State Park is another option nearby, stretching through multiple communities and connecting into Michigan’s larger Great Lake-to-Lake Trail system.

Whether you’re looking for a longer ride, a relaxing weekend outing, or a new way to enjoy the season, local trails are one more reminder that where you live is about more than the home itself.

It’s also about the places, parks, paths, and everyday moments around it.

What’s your favorite local trail, park, or outdoor spot to enjoy this time of year?
