🏡 Rockie’s Real Estate Rundown: Let’s Talk About Smells 👃

You might not notice the smell in your own home—but buyers will. And sometimes, the first impression isn’t what they see… it’s what they smell!

Here are a few scents that can turn buyers off:
🐾 Pet smells — Even if you’re used to them, they can be noticeable to someone walking in for the first time.

🌫️ Musty or damp odors — These can make buyers wonder if there’s moisture, mold, or an underlying issue.

🌸 Too much fragrance — Candles, plug-ins, and air fresheners can be just as distracting as bad smells. Strong scents may make buyers wonder what you’re trying to cover up.

🍳 Cooking odors — Strong food smells can linger long after the meal is over.

✨ The goal? Your home should smell clean, fresh, and neutral—not like you’re trying to hide something.

When you’re selling, remember: you want buyers to notice the home, not the smell. A fresh-smelling house can make a much better first impression—and sometimes, that first impression can make all the difference! 🏠

5 Things to Remove Before Listing Your Home 🏡

Want buyers to see the potential in your home? Start by giving them a clean slate to work with. Before listing, take a look around and consider packing away these five things:

1. Personal photos & keepsakes — Give buyers a chance to picture their own family living there.
2. Closets packed to the brim — A little less stuff can make storage spaces feel much bigger.
3. Countertop clutter — Clear off kitchen and bathroom counters to create a cleaner, more spacious feel.
4. Pet evidence — Put away food and water bowls, beds, crates, litter boxes, and toys when possible. You want buyers to focus on the home, not the signs of your furry family members.
5. Personal items & valuables — Put away medications, important documents, expensive items, and anything you wouldn’t want left out during showings.

✨ The goal isn’t to make your home look empty—it’s to make it easier for buyers to see themselves calling it home.

A little decluttering and staging before photos and showings can make a BIG difference. Sometimes, those small changes can be the difference between getting an offer in the first week and needing a price adjustment a few weeks later. 🏡

Rockie’s Real Estate Rundown: Don’t max out your budget 🏡

Just because you can spend $400,000 doesn’t mean you should.

Leave yourself some breathing room for unexpected expenses, home projects, and, you know… actually enjoying your new home 😅

The goal isn’t to buy the most expensive house you qualify for. It’s to find a home you love that still fits comfortably into your life.

That’s something I’ll always help my buyers keep in mind!

Today we honored my Great Aunt Justice Esther Tomljanovich, or known to family as Ets. What an amazing legacy she has left behind. She will always be known as a pioneer for women in the judicial system. It was wonderful to hear all of the stories from other Justices, judges, lawyers and so many other people as to how Ets touched their lives. She will be missed greatly! 💕 Pretty cool that flags are at half staff today to honor her. 🇺🇸👩‍⚖️⚖️👠

🏡 Rockie’s Real Estate Rundown: Change Those Detectors! 🚨

When was the last time you checked your smoke and carbon monoxide detectors? If you had to think about it… it might be time! 👀

🔋 Change the batteries: Once a year
🔥 Replace smoke detectors: Every 10 years
☠️ Replace carbon monoxide detectors: Every 7 years

These little devices can make a BIG difference when it comes to keeping your home and family safe. ❤️

📅 Pro tip: Pick a day you’ll remember each year—like your birthday or the start of daylight saving time—to check and replace those batteries!

Don’t wait for the chirp! 😉 Make detector maintenance part of your yearly home safety checklist.

🏡 Tip Tuesday!💡

A home inspection isn't just another step in the buying process—it's one of the most important! It gives you a better understanding of the home's condition and can uncover issues that aren't visible during a showing.

And remember... it's okay to walk away.🚪

If an inspection reveals major problems, unexpected safety concerns, or repairs you're not comfortable taking on, you don't have to move forward. Sometimes walking away protects your investment and helps you find the *right* home instead of the first home.

A good inspection gives you confidence—whether that's moving forward, negotiating repairs, or deciding it's not the right fit.

Have questions about the inspection process? I'm always happy to help! 🏠✨
