First-time homebuyers may assume that once they purchase their home, they are done bleeding money. However, they may not be properly budgeting for common home improvement projects, which can be substantial.

HomeAdvisor experts advise folks to tack about 5% to 10% onto their initial project estimates to account for future price fluctuations on materials, appliances, & other items.

To save money, folks can also opt for repairing or refinishing what they already have instead of replacing them. What other tips do you have for first-time homebuyers?

It’s always fun to speculate on the new technology that may be headed our way. Members of the Forbes Technology Council shared some of these predictions:

⏺ Smart thermostats: A smart temperature control system. A smart heater can turn off the heat when you leave and turn it back on a little before you arrive so that your home is cozy for you.

⏺ Resource-Optimization Systems: Voice controls will be eliminated in favor of true automation that will turn on lights as the sun sets and shut off irrigation systems when it rains. The home will learn its occupants’ habits.

⏺ UVC Lamps For Disinfection: With the pandemic bringing awareness to the need for clean air and surfaces, automated disinfection systems will be part of future smart homes. As one solution, UVC lamps that switch on automatically when neither humans nor pets are in a room.

What would you like to see in new homes?

'Resilience' is the word for 2021 because it implies hope, faith and possibilities. It was also a year where people expressed their individuality through unique colors, which can provide emotion & feeling to a room!

This year we’ll be seeing a lot more wallpaper because of the ease of having it installed or swapped out & the freedom it offers to show off your personality.

Current trends show homeowners using wallpaper with bold patterns in rooms where they want to experiment with color and texture.

Are you a fan of wallpaper?

Congratulations to Gopal and Yoga who just closed on their new home just in time for Christmas.

Gopal and Yoga were being transferred from New York / New Jersey to Irvine. Their company assigned an agent to help them, but they soon realized that they needed someone who was more knowledgeable about the local area and market, and who was up to the task of helping them make a cross-country move. They reached out to friends in the area, and luckily one of my past clients put them in touch with me.

Start to finish from initial consultation to escrow closed was just over 30 days. This included them being on the East Coast for the vast majority of the search and holidays in between. Before you assume that they must have paid all cash to be able to close escrow in 2 weeks -- no, the home was fully financed.

We were able to streamline the process and give them a competitive advantage. With such a tall order we put together a game plan and went to work. Gopal and Yoga were amazing and trusted the process from day one. I could not have asked for a better client, and they found an exceptional home.

Their friends are still in shock when they told them that they were headed to pick up the keys.

Gopal and Yoga, welcome to Irvine!!

Here is what they had to say about the experience: https://ocluxehomes.com/testimonials/

Press Release: Irvine is Safest City of its Size for 15th Year

Irvine, Calif. (Sept. 28, 2020) – Irvine is the Safest City of its size for Part I violent crime, according to FBI data for calendar year 2019. Information released Monday shows Irvine has the lowest rate of violent crime per capita of any city in the nation with a population of 250,000 or more. This is the 15th consecutive year Irvine has had the lowest per capita violent crime rate for its size.

Irvine is also the Safest City of its size for Part I violent crime for the first half of 2020, according to preliminary FBI data released earlier this month.

The FBI’s Annual Uniform Crime Report measures Part I crime, which includes murder, r**e, robbery, aggravated assault, burglary, larceny-theft, auto theft and arson.

Irvine Mayor Christina Shea congratulated the Irvine Police Department on this achievement. “Once again, the men and women of the Irvine Police Department were successful in maintaining the safety of everyone in our wonderful community,” said Mayor Shea. “The partnership of our police department, City Council, residents, and businesses continues to make Irvine the safest city to live, work, and play.”

Irvine Police Chief Mike Hamel credited the department’s positive relationship with the community and strong City leadership for its continued success. “Irvine continues to be a safe community due to the partnership between the committed men and women of the Irvine Police Department, our City leaders who always make public safety a top priority, and our residents and business community,” said Chief Hamel. “Maintaining public safety, while delivering professional and compassionate service to everyone is always our top priority.”

I heard about this eminent domain case when it happened and I was shocked that the government decided that they could take someone’s home to make way for a shopping center.

Wait until the end of the video to see what the government built on the site. Even more shocking!

Geez has it only been 6 months of 2020? Feels like we have been slaying dragons for a year now.

Looking back at my younger self - you know the clean shaven guy from a couple months ago - it seems like I must have grown by a factor of years, but no it has just been a few months. The post-apocalyptic real estate market doesn’t look too bad moving forward. Here is some research I dug-up from people smarter than me.

One of the biggest questions on everyone’s minds these days is: What’s going to happen to the housing market in the second half of the year? Based on recent data on the economy, unemployment, real estate, and more, many economists are revising their forecasts for the remainder of 2020 – and th...
