October Market Watch - The real estate market in the Midlands is starting to slow down as we head into fall. Inventory has gone over 4,300 homes, the highest we've seen since around 2017, while higher interest rates are making it harder for buyers to afford homes. Because of that, homes are sitting on the market longer, and pending sales are dropping earlier than usual this time of year.

The fourth quarter is expected to bring further weakness, especially in home prices. Sellers may need to adjust their asking prices to remain competitive. It’s important to focus on what’s actually selling in their neighborhood and make honest comparisons with similar properties.

As we approach the holidays, I'll be watching how many homes are coming onto the market versus how many are selling or coming off the market. I believe some of the rising inventory comes from homes that have been sitting for a while. Ultimately, I want sellers to focus on the numbers, stay realistic about pricing, and work closely with their agents to figure out the best way to get their homes sold.
