🏡 This Week's Mortgage Rate Update (June 12, 2026)
Rates ticked up a touch this week — the 30-year fixed is at 6.52% and the 15-year at 5.84%. The reason? May's inflation report came in a bit warm, mostly because of higher energy prices.
Here's the good news: even with the small bump, rates are still lower than they were this time last year, and a lot of folks are getting off the sidelines — mortgage applications jumped almost 11% last week!
Next week the Federal Reserve meets, so we may see a little movement. If you've been wondering whether now's the time to buy or refinance, this is a great week to run your numbers and get a clear picture.
