You’ve probably seen it:

“Sold for $10K over asking!”

And while that sounds like a big win… it doesn’t always mean the seller walked away with more money.

In some cases, buyers raise the price just to cover their own closing costs and the seller ends up netting the exact same amount they would’ve at list price.

It’s one of the most common misconceptions I see in real estate.

People focus on the sale price, but what really matters is the net proceeds, what actually goes into your pocket after all the details are sorted out.

Having the right pricing and negotiation strategy matters more than trying to sell over list price.

Sarah and Mike had reached their breaking point.
They bought what they thought would be the right home, a 1600 sq. ft. ranch on a small .12 acre lot. But with two very active, special needs boys who needed space for movement and sensory activities… it just wasn’t cutting it.

The boys were literally running laps through the house: from the living room, into the primary bedroom, through the bathroom, into the closet, past the laundry room, down the hallway, and back to the living room again. Nonstop.

The chaos never ended.

And Mike? He was running out of patience (and space). With just a 2-car garage, he had nowhere to keep his smoker grills, kayaks, and tools. Everything felt cramped.

Cluttered. Overwhelming.
They were over it.

So we came up with a plan. I listed their home and helped them negotiate an offer that gave them 10 days post closing possession so they wouldn’t be rushed or left scrambling while their new construction home was being finished.

Everything lined up just the way it needed to.
Now they’ve got a two-story home with multiple play spaces, a large fenced yard, more storage in their three car garage, and most importantly a better setup for their boys and their lifestyle.

When I’m not helping clients achieve their real estate goals, I’m usually out chasing fresh air and mountain views with my wife and two boys. We love taking weekend camping trips in our camper to Indiana state parks, but when we get a longer break, we hit the road and explore some of the country’s best national parks.

So far, we’ve hiked through Glacier, Acadia, Arches, Rocky Mountain, Badlands, Canyonlands, and even made a stop at Mount Rushmore. I love the slower pace of camping—hiking, cooking outside, and trying to outsmart squirrels and raccoons who think they own the place.

When we’re not adventuring in the woods, I’m probably on a golf course somewhere. I play casually with friends. It’s less about the score and more about the laughs, the fresh air, and maybe a decent drive or two.

One of my goals is to play a round of golf in all 50 states. So far, I’ve checked off 22… and counting. (Let me know if you’ve got a favorite course I should add to the list.) I even plan camping trips around the states that I haven’t played in.

Camping grounds me. Golf keeps me sharp. Both help me bring more balance and perspective into my life and how I show up at work.
