One of the things I appreciate most about Central Indiana is how much green space is woven into daily life.

This is Ritchey Woods Nature Preserve in Fishers, and it’s one of my favorite places to walk — especially when I get to bring my son along.

Ritchey Woods is a 127-acre state-designated nature preserve with nine trails totaling more than 2.25 miles. The trails wind through forest, prairie, and wetlands, and you’ll often spot deer, birds, and other wildlife along the way. It’s one of those places that makes it easy to forget you’re right in the middle of Fishers.

Whether it’s clearing your head, getting some exercise, spending time with family, or just enjoying the change of seasons, having places like this nearby is one of the things that makes Central Indiana such a great place to call home.

A 15-year-old roof isn't automatically a problem, and a newer roof isn't automatically in good shape. Age and condition are two different things, and confusing them can cost buyers and sellers alike. Here's what I actually look at when evaluating a roof:

* **Missing or damaged shingles** — Missing shingles can expose the roof system underneath and are often a sign of wind damage or deterioration.
* **Granule loss** — Those granules help protect shingles from the sun and weather. Excessive loss can be a sign the shingles are reaching the end of their useful life.
* **Shiny edges on the shingles** — When I start seeing shiny or exposed areas along individual shingles, it can indicate significant wear and loss of the protective surface.
* **Drip edge** — I check for proper drip edge along the perimeter of the roof. This became a code requirement around 2011 and helps direct water away from the roof decking and fascia.
* **Roof ventilation** — I look at the type, placement, and amount of ventilation. Ridge vents, box vents, and other systems all perform differently, and improper ventilation can shorten the life of the roof.

The number of candles on the roof's birthday cake matters—but **how the roof has actually aged matters a whole lot more.**

If you're thinking about buying a home, having an agent who knows what to look for beyond the paint colors and countertops can make a big difference. **Message me if you want someone in your corner who can help you recognize the difference between a roof that's simply older and one that could become an expensive problem.**

Not every showing goes as planned — and honestly, those are usually the ones I remember best. Here's one of my favorite (slightly chaotic) stories from a showing that reminded me why I love this job, mishaps and all.

The seller had her "property manager" meet me at the house.
Apparently the key didn't work, and they said the tenants must have rekeyed the house, but luckily he knew how to "CARD" us in.
After jimmying the lock with an old credit card, I walked in first with my client behind me. Wouldn't you know it, one of the biggest squatters I've ever seen came down the stairs looking at us like we ruined the party!
I explained who I was and what we were doing. The squatter, somewhat in a daze, sat on the couch and said, "OK, make it quick." Walked through and my client bought the house. Needless to say, there's a new landlord in place with new locks on the door.
