Our offer was !!!
Story time….
So my buyers were under contract for a home that one of them truly loved, but the other was willing to rock with because they understood the plan. Everything was going well. Inspection was smooth. Loan was moving right along. Things were looking up. UNTIL….. the appraisal. Prior to submitting our offer, I ran comps to make sure we were right where we needed to be and I noticed that there were no comps to support the list price. I asked the other agent if they could show me what comps were used to determine the list price and they responded “they are there”🙂! I informed my clients and we went with the numbers the market supported. They countered higher, but I knew there was no way this house was going for what they were asking for. My clients agreed to move forward and we decided to let the appraisal prove what we knew. Well….. let’s just say the appraisal came back harder than we expected at $50k under list price. This is why it is so important to understand the market and the house you’re listing. Do not play in the face of your clients and give them a fairytale. They need to know what the house is really worth. If you don’t know, ask for help. Due to the sellers being unaware of true value, they were in shock, blamed the appraiser, and backed out the deal leaving my buyers to figure it out. Pretty unfair, huh.
BUT ALL THINGS WORK TOGETHER FOR OUR GOOD AROUND HERE! They went back under contract within a few days for a bigger, better, newer home that they both love. I always say when it doesn’t work out one way, there is always better awaiting you.
