The housing market is finding more balance, but what does that actually mean if you’re thinking about buying or selling?

One of the best ways to understand who has the advantage is by looking at the months’ supply of homes for sale.

Fewer than 4 months typically favors sellers. Between 4 and 6 months is considered more balanced. More than 6 months starts to give buyers the advantage.

Nationally, we’re seeing one of the most balanced markets we’ve had in years. But real estate is local, and the numbers here in West Virginia can tell a very different story from what you see in national headlines.

Think big investors are buying up all the homes? The latest data tells a different story.

Large institutional investors are now selling more homes than they’re buying, and that gap has continued to grow.

Why does that matter for buyers? Many investor-owned properties are in price ranges that can appeal to first-time and budget-conscious buyers. As more of those homes come back onto the market, it could mean more choices and potentially less competition from large investors.
