🍂 October Home Maintenance Tips!

Okay y’all… it’s October!

The mornings are getting cooler, the evenings are finally giving us a little relief, but let’s be honest… we’re still hitting the 90s around here. 😂

But October IS a good time to knock out a few little things around the house before the leaves really start falling and those cooler temperatures eventually make their way down South.

Here’s your October Home Maintenance Check-In: 🏡🍂

✔️ Keep up with the lawn & leaves
The leaves are starting to fall, but the grass isn’t quite ready to retire for the season. Keep things tidy and give those leaves somewhere to go.

✔️ Clean those gutters
This is your friendly reminder before the real leaf drop begins. Your gutters are about to have a busy season!

✔️ Start putting away outdoor furniture
You don’t have to pack up the patio just yet — because, hello, it’s still hot! 😂 But start thinking about what needs to be cleaned, covered or stored once the weather finally turns.

✔️ Check your fireplace & damper
If you have a fireplace, now is a good time to make sure everything is ready for the first chilly night when you actually want to use it.

✔️ Change the direction of your ceiling fans
Once we start getting those cooler fall evenings, make sure your fans are set for the season.

✔️ Keep those hoses & exterior faucets in mind
We’re not expecting a freeze tomorrow, y’all. 😉 But this is a good month to check your hoses, outdoor faucets and connections so you’re not scrambling when the first real cold snap arrives.

Basically… October is your “get ahead of it” month.

No need to pull out the parkas and panic just yet. 😂
Just take care of a few things now so Future You doesn’t have to deal with them when the weather finally decides to cooperate.

🚨 Before you decide you can’t buy a house right now… read this.

You’ve probably seen the headlines:

“Mortgage rates hit their highest point since January 2025.”

And if that made you think, “Well… I guess we’re waiting,” I get it….

BUT 👇

The rate you see in a headline is not necessarily the rate YOU would get.

Mortgage rates move around, and your actual rate depends on your specific financial picture—things like:

🏡 Your credit
🏡 Your debt-to-income ratio
🏡 Your down payment
🏡 The loan program you qualify for
🏡 The length and terms of the loan
🏡 And sometimes options like a rate buydown or seller-paid closing costs

So before you decide “I can’t afford to buy right now,” talk to a good Lender.

A pre-approval can help you figure out:

What can I actually afford?
What would my payment look like?
What rate might I qualify for?
And does buying now—or waiting—make more sense for ME?

And honestly?

Maybe the answer will be “not yet.”

That’s okay.

But I’d much rather you make that decision based on YOUR numbers than on a scary headline scrolling across your phone.

Because buying a home isn’t a one-size-fits-all decision.

🍫 LOCAL HIGHLIGHT: Cocoa Bama Hometown Chocolates

Okay, Five Points… y’all got me with this one. 😂

There’s a NEW little sweet spot in the neighborhood, and if you haven’t discovered Cocoa Bama Hometown Chocolates yet, consider this your sign!

They just opened on Pratt Avenue, and the chocolates are made right there in the shop in small batches. We’re talking hand-dipped truffles, fudge, peanut butter cups, chocolate-covered treats, molded chocolates… basically all the things that make you say, “Well, I guess I need one of those too.” 😂

And I love the story behind this place.

Owner Hannah Platko was inspired by her dad’s chocolate shop in Virginia and brought that family chocolate-making tradition to Huntsville. Now she’s creating her own sweet little piece of that tradition right here in Five Points.

That’s what happened with this sweet couple.

They moved to Huntsville about two years ago for work and to be near dear friends. They decided to rent in South Huntsville while they got to know the area and waited for the right home to come along.

And when they were ready?

🏡 A new Alabama Law is coming October 1st - and it’s all about protecting Property Owners.

We recently attended a meeting about Alabama’s new “Property Protection Act”, and I wanted to share the simple version:

The law is designed to help prevent PROPERTY FRAUD - especially situations where someone pretends to be the Owner of a property and tries to sell it.

Going forward, REALTORS® will have additional steps to verify a Seller’s IDENTITY and OWNERSHIP in certain situations - particularly when we don’t already know the Seller and they aren’t able to meet with us in person.

There will also be additional protections and verification steps for certain higher-risk transactions, including some vacant and non-owner-occupied properties.

Bottom line:
It’s another layer of protection for Property Owners, Sellers, Buyers and Real Estate Professionals. 🏡

As REALTORS®, we’ll be doing a little more verifying and documenting to help make sure the person selling the property is actually “authorized” to do so.

And honestly? I’m perfectly happy to do a little extra homework when it comes to protecting my clients. 😉

The Alabama Property Protection Act takes effect October 1, 2026.

One of my favorite things about being a Realtor isn’t just helping my Buyers find a house…

It’s getting the texts and pictures after they’re home.

The “We got it!!!” texts.
The family heirloom finally sitting in its new dining room.
The before-and-after projects.
The rooms that slowly start looking less like a house and more like THEIRS.

⭐️ This dining table was built by my Buyer’s grandfather. ❤️

When we were looking at homes, we weren’t just looking for bedrooms and bathrooms. We were looking for a home that would eventually have a space for this very special piece of their family history.

⭐️ My Buyer is an artist, and she took her completely ordinary, bland closet space and turned it into another piece of art.

I LOVE seeing this.

For me, Closing Day isn’t the end of my relationship with my Buyers.

I honestly want to stay in touch and I want to see what you do with your homes.
