"That is a lot of kitchen." Translation: they are already mentally rearranging the cabinets.

"I just want to see what is out there." Translation: they have a spreadsheet.

"This one has potential." Translation: it needs work, and they know it.

"The pictures made it look bigger." Translation: they are not wrong, and every agent knows it.

"We are not in a hurry." Translation: they will be under contract within sixty days.

"I will know it when I see it." Translation: they have seen it. They are just not ready to say so.

The Huntsville Ghost Walk runs guided tours through the historic districts starting at 6 p.m.. The version of downtown history you do not get on a normal Tuesday.

Or First Responders Fest, with a Battle of the Bands, from 5 to 9:30 p.m.

The part of the budget buyers forget: closing costs are not the down payment.

They are two separate numbers, and both show up at the table. Closing costs cover things like lender fees, title work, recording, prepaid taxes and insurance, and other items that vary by loan and by lender. The rest of the purchase price comes from your down payment and your loan.

That means the number you should be planning around is bigger than the down payment alone.

Two practical habits: ask your lender for a written estimate early rather than the week before closing, and ask which of those costs could change before settlement. Some can, and knowing which ones matter keeps you from a surprise.

Some clients come into your life more than once, because life has a way of bringing people back together.
