Affordable housing in Southern California is of utmost importance as it addresses the need for accessible and reasonably priced homes in the region. It ensures that individuals and families with varying income levels can find suitable housing options within their budget.

To qualify as an affordable home, it is important to consider the specific requirements you have set for the recipient families. In this case, I focus on families with a minimum income of $70,000 and a credit score of 650 or higher. This allows me to target families who may not qualify for traditional affordable housing programs but still need affordable options.

In addition to income and credit requirements, you also prioritize flexibility in location by utilizing manufactured (MFD) homes. This allows me to build homes in various areas, catering to the specific needs and preferences of the recipient families. However, it's important to note that the location selection process may involve a non-refundable deposit from the recipient family, as I am customizing the location for each home.

Furthermore, as a developer building homes one at a time, I face challenges related to the coordination of various departments and agencies. This includes working with the building department, environmental health department, fire department, Edison, and water department, as well as dealing with location-specific mitigation fees. Flexibility in time is necessary as we navigate through these processes, which are often outside of my control.

By considering these requirements and factors, I am able to provide affordable housing options to families who may not qualify for traditional affordable housing programs. My approach acknowledges the importance of income and creditworthiness while also accommodating flexibility in location and time.

Overall, my efforts contribute to the availability of affordable housing in Southern California, helping families find homes that are within their means and improving their quality of life.
