Most people think real estate is about finding the right house.

I believe it’s about finding the right person to guide and protect you while you make one of the most intimate financial decisions of your life.

I’m Daniela Sumbera, founder of The Sumbera Team at Keller Williams, wife, mom of two incredible girls, follower of Jesus, and a real estate professional who genuinely loves what she does.

For more than 12 years, I have assisted people buy, sell, relocate, invest, and navigate some of the biggest transitions of their lives. I specialize in luxury real estate, but the standard of service never changes: every client deserves exceptional strategy, honest guidance, fierce advocacy, and a five-star experience.

I believe expertise is more than knowing the market. It’s knowing how to position a home, negotiate when the stakes are high, solve problems before they reach the client, and have the difficult conversations that protect their best interests.

That commitment has led me to become a top-producing Houston real estate professional, earn recognition throughout the industry, serve in leadership positions, and be featured on Fox 26, Univision, and Telemundo.

But success, to me, is also measured by what we give back. The Sumbera Team has contributed more than $80,000 to local nonprofits because serving a community should mean more than selling homes in it.

I know HGTV has convinced everyone that the first step is picking out your dream kitchen… but in real life? The first step is getting pre-approved.

Here’s why I lovingly put on the brakes. 👇🏽

🏡 It’s not fair to sellers to have people touring their homes if we don’t even know whether they’re in a position to buy.

⏰ It’s also not fair to my family or my business. Every showing means time away from my family and other clients who are ready to make moves.

💰 Most importantly, getting pre-approved protects YOU. It tells us your true budget, strengthens your offer, and keeps you from falling in love with a house that’s outside your comfort zone or missing out because we weren’t prepared.

So if you text me and say…

“Can we go look at this house first and then I’ll get pre-approved?”

My response is going to be…

🚫 BLOCKED! (Kidding… mostly. 😆)

In reality, I’m going to send you to one of my trusted lenders first. Give them your time and transparency, get your numbers together, and then let’s go shopping with confidence.

Trust me… there’s a method behind the madness, and it’s designed to protect you, respect sellers, and make sure we’re using everyone’s time wisely.
