It was 10:30 PM last night when my phone rang.
A Houston homeowner. Voice shaking. Barely holding it together.
He bought 15 months ago. Put $125K into the deal. Market value is $775K. Loan balance is $675K. On paper, there's equity.
But foreclosure is set for July 7, 2026.
He hadn't told his wife yet. Said she'd leave him if she found out.
He called me to say he was done. Ready to hand the keys back to the lender. Walk away from everything — the equity, the investment, the life he was trying to build.
I told him: Don't give it back. Not yet. Not until you hear what you actually have.
Here's what most Houston homeowners facing foreclosure don't realize:
✅ Handing it back to the lender (deed-in-lieu) is almost never your best option — especially when there's equity on the table
✅ A $100K equity spread doesn't disappear at foreclosure — but your window to capture it does
✅ You don't need to be caught between saving the home AND protecting your family — there's a third path
✅ Distressed doesn't mean worthless. It means someone hasn't shown you your options yet
By the end of the call, he had a plan. This morning, we're moving forward with a listing strategy designed to close before July 7.
He didn't lose everything. He just needed someone to pick up the phone at 10:30 at night and tell him the truth.
